Welcome to Desi (operated by Desi Technologies LLC, a Florida limited liability company, referred to as "Desi," "we," or "us"). Desi provides a student housing navigation and subleasing platform accessible via our website (no mobile app is available yet). These Terms of Service and Privacy Policy (collectively, this "Agreement") govern your access to and use of Desi's services, including our website, features, and related content (the "Services"). By accessing or using our Services, you agree to be bound by all terms and conditions of this Agreement. If you do not agree, you must not use Desi.
Combined Terms and Privacy: This single Agreement includes both our Terms of Service (your obligations and rules when using Desi) and our Privacy Policy (how we collect, use, and share your information). Please read this document carefully before using the Services.
Desi's Identity: Desi Technologies LLC is a Florida-based company (address: 2612 Oakbrook Ct, Weston, FL 33332). You can contact us at contact@desi.casa for any questions about these terms or your data rights.
B2B and B2C Users: Desi serves both individual consumers (such as students and parents) and business entities (such as property developers and managers). This Agreement applies to all users of the platform. Certain sections may distinguish obligations for student users ("Students") and for property managers, landlords, and developers ("Property Partners"). If you use Desi on behalf of a company or organization, you also agree to this Agreement on behalf of that entity, and you represent that you have authority to bind that entity.
By using Desi, you confirm that you accept this Agreement and will comply with it. If you do not agree with any provision, you should discontinue use of the Services immediately.
Age Requirement: The Services are intended for adults 18 years of age or older. By creating an account or using Desi, you represent that you are at least 18. Desi does not knowingly allow or solicit use by individuals under 18. If you are under 18, do not use Desi. We reserve the right to verify your age and to suspend or terminate any account found to be used by underage persons.
Parental Use: Parents or guardians may use Desi to assist their adult children, but any registered user or party to a sublease transaction must be 18 or older. We do not offer accounts for minors. If we discover a user is under 18, we will remove the account and any content associated with it.
To access certain features (such as posting a sublease or contacting a listing), you will need to create a Desi account. When registering and using the platform, you agree to the following:
Account Information: You must provide truthful, current, and complete information during sign-up (including your name, a valid email, phone number, and any other required details). You agree to keep your information updated. Misrepresenting your identity, status, or affiliations is prohibited.
Account Security: You are responsible for maintaining the confidentiality of your account credentials. Do not share your password or allow others to use your account. You are liable for all activities conducted through your account. If you suspect unauthorized access, notify Desi immediately.
One Account Rule: Unless expressly permitted by Desi, each user should maintain only one account. You may not create multiple accounts to bypass restrictions or gain unauthorized advantages.
Business Accounts: If you are a Property Partner (e.g. property manager or developer), you may register a business account. An individual creating a business account must have authority to act on behalf of that business. Business users are responsible for ensuring that all their employees or agents using Desi comply with this Agreement.
By using your account, you agree to comply with all applicable laws and regulations, as well as the rules outlined in this Agreement.
Desi is an online platform for student housing and subleasing. Our Services allow users to search for housing options, post available subleases, and connect with each other for potential sublease or rental arrangements. Key aspects of the platform include:
Listings: Students and Property Partners can create housing listings (including subleases, off-campus housing, or other student accommodations) with descriptions, photos, and terms. Other users can browse and search these listings.
Verified Student Status: Desi offers a verification process for student users (see Verified Student Status section below). Verified Students have a badge indicating their student status was confirmed, to foster trust.
Communication Tools: The platform may provide messaging or contact-sharing features so interested parties can communicate with the listing poster via email, SMS, or in-platform messaging.
Desi Manager (for Property Partners): Desi provides a tool called Desi Manager for property developers and managers. This interface helps Property Partners manage their listings and incoming student inquiries. Through Desi Manager, with user consent, Property Partners may access certain contact information of interested student users (e.g. name, email, phone) to follow up on housing opportunities.
Important: Desi itself is not a party to rental agreements between users. We facilitate the connection and information exchange but do not broker deals, collect payments, or guarantee any transaction. The responsibilities and agreements for any sublease or rental remain solely between the users involved.
Users may post content on Desi in the form of housing listings, descriptions, images, and other related information. By posting content on Desi, you agree to the following:
Your Responsibility for Content: You are solely responsible for all content that you upload, post, or transmit via Desi. You affirm that all such information is accurate, truthful, and not misleading. Do not post content that you do not have the right to post or that violates any law or any third party's rights.
Content Standards: Content must comply with all applicable laws and regulations. Prohibited content includes anything fraudulent, defamatory, obscene, harassing, violent, hateful, or otherwise objectionable. For housing listings, you must adhere to fair housing laws — discriminatory statements (e.g. preference by race, religion, etc.) are strictly forbidden.
No Illegal Subleases: If you are a student posting a sublease, you must ensure that subleasing is permitted under your lease or by your landlord. Desi does not review your lease agreements — it is your duty to get any required approvals. Do not post a sublease listing that is not legally allowed.
License to Desi: By submitting or posting any content on the platform, you grant Desi Technologies LLC a worldwide, perpetual, royalty-free right and license to use, copy, modify, adapt, publish, translate, create derivative works from, distribute, and display that content for the purpose of operating and promoting the Services, analyzing usage, and deriving platform insights. This license survives even if you remove the content or terminate your account.
Content Representations: You represent and warrant that your posted content does not infringe any copyright, trademark, trade secret, or other rights. You agree to indemnify Desi for any claims that your content violates third-party rights.
Public Listings: Listings and other posts are generally public and may be indexed by search engines. Do not include personal or sensitive information in content that you are not comfortable making public.
No Guaranteed Publication: Desi reserves the right to refuse to publish, or to remove, any listing or content that violates these terms or that we find inappropriate for any reason.
Desi offers a "Verified Student" program to enhance trust and safety in our community. A Verified Student is a user who has provided proof of their student status through methods we accept (for example, verifying a university email address). Verified Students may receive a badge on their profile signaling this status to other users.
Verification Process: To become a Verified Student, you may be asked to submit a .edu email, student ID card, enrollment letter, or similar. Successful verification grants your account the Verified Student badge.
What Verification Means: The badge indicates that Desi has performed a basic check to confirm you are affiliated with an educational institution. This can give other users more confidence when dealing with you and is one way to reduce risk on the platform by deterring fake accounts.
No Guarantee of Character or Performance: Being "Verified" is not a guarantee of a user's behavior, legitimacy of listings, or overall trustworthiness. Users should still exercise common sense and caution in all interactions.
Limitations: Verification is based on information available at the time of review. Desi does not continually monitor a user's student status.
Revocation of Badge: Desi reserves the right to revoke a Verified Student badge if we suspect the verification was obtained fraudulently or the user is misusing the platform.
By using Desi, you agree to use the Services only for their intended purpose and in a manner that is legal and courteous. You explicitly agree that you will NOT:
Violate Laws or Regulations: Do not use Desi in any way that breaches any applicable law or regulation, including housing laws, fair housing regulations, rental ordinances, privacy laws, and intellectual property laws.
Provide False or Misleading Info: Do not post false, misleading, or fraudulent information. All listings and communications must be truthful.
Impersonation and Unauthorized Access: Do not impersonate any person or entity, or falsely state an affiliation. Do not attempt to access accounts or data that do not belong to you. Hacking, password mining, or any attempt to circumvent security measures is strictly prohibited.
Interfere with the Platform: Do not interfere with or disrupt the operation of Desi or the servers/network connected to it. This includes not introducing malware, flooding or overloading the system, or using any scraper, robot, or automated means to extract data without our permission.
Spam or Harass Others: Do not send unsolicited or mass communications to users. Harassment, hate speech, threats, or stalking behavior are not allowed.
Post Restricted Content: Do not upload or share content that is illegal, obscene, defamatory, incites violence, or is otherwise objectionable. Do not include sensitive personal information such as Social Security numbers or financial account details in listings.
Engage in Brokerage Activities: You may not use Desi to operate as an unlicensed real estate broker or agent.
Commercial Use (for Students): If you are a student or consumer user, you agree not to resell or commercially exploit the Services.
Violation of the above rules can result in immediate removal of content, suspension or termination of your account, and if necessary, legal action.
Desi utilizes a combination of automated tools (AI moderation) and manual review by our team to monitor content and behavior on the platform.
No Pre-Screening Guarantee: While we strive to review listings for obvious violations, Desi is not obligated to pre-screen all content. We cannot guarantee that we will catch every violation before it is visible.
Right to Remove or Modify: Desi reserves the right to remove, edit, or disable any content at our sole discretion, at any time, without prior notice.
Account Suspension or Ban: We may suspend or terminate any user account that violates this Agreement or poses risk to the community, with or without notice.
Reporting Mechanism: We encourage users to report suspicious or violating content via our "Report" feature or by emailing contact@desi.casa.
User Disputes: Desi generally does not arbitrate disputes between users. Disputes over transactions or arrangements are between the parties involved and not Desi's responsibility.
Desi is not a real estate broker, agent, property manager, or financial institution. Instead, Desi is solely a neutral platform that enables information sharing and communication between parties in the housing market. We do not broker deals or participate in the lease transactions.
No Brokerage Services: Desi does not act as a real estate broker or agent in any capacity. Any rental or sublease agreement is strictly between the listing party and the interested tenant.
No Rent Collection or Lease Execution: Desi does not collect rent payments, security deposits, or any other funds related to housing transactions. Students are not charged for using Desi.
No Legal or Housing Advice: Any information on Desi is provided for convenience and should not be considered legal, financial, or housing advice. Users should seek professional advice from qualified attorneys or housing counselors if needed.
No Endorsement or Guarantee of Listings: Desi does not endorse, guarantee, or make any promises about the quality, safety, legality, or appropriateness of any listings or users.
Transactions at Your Own Risk: You bear all risk when entering a sublease or rental agreement. Desi disclaims liability for any disputes, damages, or losses arising from transactions initiated on our platform.
No Agency Relationship: Using Desi does not create any agency, partnership, joint venture, employer-employee, or franchiser-franchisee relationship between you and Desi.
For Student and General Users: Desi currently does not charge any fees to students or general users for using the basic Services. Browsing listings, posting a sublease, and contacting others are free of charge. If you encounter anyone requesting payment to Desi through an unofficial channel, please report it — it is not authorized by us.
For Property Partners (Businesses): Desi's business model may involve charging property developers, property management companies, or other professional listers for certain services (e.g. enhanced listings, access to Desi Manager features, or advertising). Any such fees will be governed by separate agreements or clearly communicated on the platform. Currently, Desi may be in a promotional or beta phase where business listings are free; however, Desi reserves the right to introduce or change fees in the future with notice.
Changes to Fees: If Desi introduces new fees, we will provide notice via updates on our site or email communication. No retroactive fees will be applied for past use.
This section of the Agreement explains how Desi collects, uses, stores, and shares your personal information. By using the Services, you also agree to the data practices described below.
Scope: This Privacy Policy covers information we collect from users of the Desi platform. It applies to all users of Desi, including those in the United States.
We collect various types of information from and about you when you use Desi:
Information You Provide Directly:
Account Registration Data: When you sign up, we collect personal identifiers such as your name, email address, phone number, and a password. If you create a profile, we may also collect a profile picture or other details (like a bio or university affiliation).
Listing Information: If you post a housing listing or sublease, we collect details about the property and lease (e.g. property location, rent amount, lease term, photos, description).
Verification Data: If you undergo our Verified Student process, we might collect a .edu email, student ID card, or enrollment letter. We use this solely for verification and related trust and safety purposes.
Communications with Desi: If you contact us via email or support forms, we collect the information in your correspondence, including your contact information and the content of your message.
Consent Preferences: We record any consents you give us, such as opting-in to receive marketing emails or agreeing to share your info with a Property Partner. We also record if you later opt-out of communications.
Information We Collect Automatically:
Usage Data: We gather information on how you navigate and interact with Desi — pages you view, search queries, features you click on, and time spent on various parts of the site.
Device and Technical Data: We receive data such as your IP address, browser type, device type, operating system, device identifiers, and coarse location information (e.g. city or region based on IP).
Cookies and Tracking: Desi uses cookies and similar tracking technologies to provide and improve the Service (see Section 3 for details).
Information from Third Parties: At this time, Desi's primary source of data is from you directly. We do not purchase bulk personal data from third-party data brokers. Analytics providers (PostHog, Axiom) may provide us aggregated insights about user behavior, but those don't identify individuals by name.
Desi uses the collected information for the following legitimate purposes:
Providing and Improving the Service: Creating and maintaining your account, authenticating logins, displaying listings, enabling user communications, remembering preferences, monitoring usage, and troubleshooting technical issues.
Moderation and Safety: Content review by automated systems and humans to detect violations like scams, hate speech, or illegal material. We may use activity data to identify and investigate fraudulent or malicious activity.
Communication with You:
Analytics and Product Development: We use PostHog and Axiom as analytics tools. These are internal-only tools — we do not use them for advertising. Data is aggregated and does not directly identify you by name. Both providers are bound by confidentiality.
Personalization: Showing you relevant housing listings near your university and prioritizing content based on your preferences.
Legal and Compliance: Complying with applicable laws and regulations, enforcing our Agreement, and defending against or pursuing legal claims.
Desi uses cookies for:
Managing Cookies: Most web browsers allow you to control cookies through their settings. You can remove or block cookies, but doing so might affect the availability and functionality of Desi.
We do not use cookies for third-party advertising. Desi does not host third-party ads or engage in cross-site behavioral advertising networks.
Desi does not sell or rent your personal information to data brokers or marketers. We only share information in the following contexts:
With Other Users (Your Transactions): When you initiate contact with a Property Partner's listing, we share your contact details (name, email, phone) with that listing owner through Desi Manager. By initiating contact, you consent to this sharing. Your email and phone are not publicly displayed in listing text.
With Service Providers: We employ trusted third-party companies to support the Service. These include Vercel (hosting), PostHog and Axiom (analytics), email/SMS service providers, and verification services. All are bound by confidentiality contracts.
With Property Partners (B2B data sharing): We limit what data Property Partners receive to what is needed for the housing inquiry (typically your name, email, phone, and school). Property Partners are contractually obligated to only use your data for housing-related communications and to protect it.
Legal Compliance and Protection: We may disclose personal information if required by law, court order, or when necessary to protect the rights, property, or safety of Desi, our users, or the public.
Business Transfers: If Desi is involved in a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction. We would ensure any new owner honors the commitments in this Privacy Policy.
Aggregate or De-Identified Data: We may share aggregate, anonymized statistics (e.g. average sublease prices, platform usage levels) that do not identify you personally.
We take reasonable and appropriate security measures to protect your personal information:
Despite our efforts, no security measure is perfect. Protect your account credentials and avoid sharing login details. If you believe your account has been compromised, contact us immediately at contact@desi.casa.
We retain personal information for as long as necessary to fulfill the purposes outlined in this policy, unless a longer retention period is required by law:
Desi is not intended for anyone under the age of 18, and we do not knowingly collect personal information from minors. If you are a parent or guardian and believe your child has provided information to us, please contact us immediately at contact@desi.casa. We will promptly remove the information and terminate the account.
We comply with the Children's Online Privacy Protection Act (COPPA) by not knowingly collecting data from users under 13.
We may update this Privacy Policy to reflect changes in our practices, technologies, or legal requirements.
If you do not agree with changes to the Privacy Policy, you should discontinue use of Desi before the changes take effect and delete your account. Continued use after the effective date constitutes acceptance.

Use at Your Own Risk: Desi provides the Services on an "as is" and "as available" basis. To the fullest extent allowed by law, Desi disclaims all warranties and representations of any kind, whether express, implied, or statutory.
Availability and Reliability: We do not warrant that the Desi website will be available at all times or that it will be secure and free from interruptions, delays, or imperfections.
Accuracy of Content: We do not guarantee the accuracy, completeness, or usefulness of any information on the platform, especially content provided by users. Always independently verify important details before making decisions.
Quality and Suitability: We make no promises regarding any property or sublease obtained through Desi. We are not responsible for the quality, safety, legality, or suitability of housing arrangements.
Implied Warranties: Any implied warranties, such as the implied warranty of merchantability, fitness for a particular purpose, or non-infringement, are expressly disclaimed.
Limitation on Damages: To the maximum extent permitted by law, Desi Technologies LLC and its affiliates, officers, employees, agents, partners, and licensors will not be liable to you for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues.
Furthermore, in no event will Desi's total cumulative liability to you for all claims exceed the amount of $0. This means you cannot recover any monetary damages from Desi — you use the platform entirely at your own risk and assume full responsibility for any outcomes. If you are dissatisfied with the Service or any of these terms, your sole remedy is to stop using Desi.
Release: You agree not to hold Desi responsible for the actions or inactions of other users or third parties. If you have a dispute with one or more users, you release Desi and its officers, directors, agents, subsidiaries, and employees from any and all claims, demands, and damages arising out of such disputes.
You agree to indemnify, defend, and hold harmless Desi Technologies LLC and its officers, directors, employees, and agents, from and against any and all claims, liabilities, damages, losses, and expenses (including reasonable attorney's fees) arising out of or in any way connected with:
This indemnity obligation continues even after you stop using the Services or delete your account.
This Agreement and any dispute or claim arising out of or relating to it shall be governed by and construed in accordance with the laws of the State of Florida, USA, without regard to its conflict of law principles. We specifically choose Florida law because Desi Technologies LLC is registered and operates in Florida.
PLEASE READ THIS SECTION CAREFULLY, AS IT AFFECTS YOUR LEGAL RIGHTS. It provides that most disputes between you and Desi will be resolved through binding arbitration rather than in court, and it limits your ability to participate in class actions.
Initial Dispute Resolution: You agree to first contact us at contact@desi.casa and provide a description of your issue. We will try to resolve the issue informally within 30 days before resorting to legal means.
Agreement to Arbitrate: If a dispute cannot be resolved informally, you or Desi may elect to have the claim resolved by binding arbitration. By agreeing to this Agreement, you and Desi both waive the right to a trial by jury or to participate in a class action for most disputes.
Exceptions: Either party may bring an individual action in a Florida small claims court. Both parties retain the right to seek injunctive or other equitable relief to prevent infringement of intellectual property rights.
Arbitration Procedure: Administered by the American Arbitration Association (AAA) under its Consumer Arbitration Rules, in Florida (or by phone/written submission if agreed). The arbitrator's decision will be final and binding.
Class Action Waiver: You and Desi agree that any arbitration will be conducted on an individual basis only and not in a class, consolidated, or representative action. You waive the right to participate in a class action.
Opt-Out: If you do not wish to be bound by arbitration and the class-waiver provisions, you must notify us in writing within 30 days of first accepting this Agreement by mailing a letter to our address. Opting out will not affect any other part of this Agreement.
Subject to the arbitration clause above, you agree that any judicial proceedings will be brought exclusively in the state or federal courts located in the State of Florida. Both you and Desi consent to venue and personal jurisdiction in Florida courts. Specifically, the courts located in Broward County, Florida (where Desi's mailing address is) or the appropriate U.S. District Court covering Broward County will be the forums.
Entire Agreement: This Agreement constitutes the entire agreement between you and Desi concerning the Services, and supersedes any prior or contemporaneous communications regarding the subject matter.
Severability: If any provision of this Agreement is held to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
No Waiver: Desi's failure to enforce any right or provision of this Agreement does not constitute a waiver of future enforcement of that right.
Assignment: You may not assign or transfer this Agreement without our prior written consent. We may assign this Agreement in connection with a merger, sale of assets, or reorganization.
Electronic Communications: You agree that communications via email or via the platform satisfy any legal requirement that communications be in writing.
Force Majeure: Desi will not be liable for any delay or failure in performance resulting from events beyond our reasonable control, such as natural disasters, war, acts of terrorism, power failures, or internet disturbances.
By using Desi, you acknowledge that you have read, understood, and agreed to these Terms of Service and Privacy Policy.
